					<description>Yeah, as long as you aren't too deep in the subprime part of the pool, this is a pretty favorable time to grab loans--and undervalued property.

What comes down generally bounces back.  You might not want to try to catch a falling knife, but the numbers do look halfway decent right now.

					<description>I found this really interesting as I am Loan Officer for a major mortgage company. I have not used getsmart before although it sounds beneficial. You are on point about the market and how it is harder to get a loan right now. Another thing to consider is after you do your research, call your current mortgage company. You might find a company who holds your loan already can do less work such as no new appraisal, no documentation (this is huge for self employed people), less title fees, etc. Not always will this be true but more often than not you will get something waived and it is always worth one phone call. thanks</description>
